The Months Supply of Inventory is sitting at 2.49 months, meaning if no new homes were listed, everything currently on the market would be sold in just under two and a half months. That’s still considered low, so sellers, you’re in a good spot. However, inventory has increased by 24.5% compared to last year, giving buyers a little more selection—emphasis on “a little.”

Homes are also moving fast, with a median of just 20 days on the market. So, if you’re a buyer hoping to take your time, sip some coffee, and ponder your options, this market isn’t exactly built for that. Sellers, if your home is priced well, chances are it won’t sit long before someone snags it.

Speaking of pricing, homes are selling for an average of 97.6% of their list price. Buyers might have a little room to negotiate, but this isn’t the market for extreme lowball offers. If a home is priced competitively, expect it to go close to asking—possibly with multiple offers if it’s a hot property.

The median sold price currently stands at $597,000. That’s a solid number, reflecting the ongoing demand for homes in this beautiful North Idaho market. Prices are holding strong, and while we’re seeing a slight inventory increase, sellers still have the advantage.

For sellers, this means now could be a great time to list. Low inventory means less competition, and well-priced homes are selling quickly. Buyers, on the other hand, should be prepared. Have your financing in order, know what you’re looking for, and be ready to move fast when you find the right home.
