Post Falls Real Estate Market Update – February 2026
Single-Family Homes

The February numbers for Post Falls are in, and they show a market that’s still moving quickly, even with a few shifts happening beneath the surface. If you’re thinking about buying or selling this year, these trends are worth paying attention to.

This Post Falls Idaho real estate market update for February 2026 looks specifically at single-family home trends, including inventory levels, home prices, and how quickly properties are selling.

What’s Happening in the Market

Inventory remains tight. Post Falls currently sits at 1.08 months of housing supply, which means homes are still moving through the market quickly. Inventory dropped 26% from last month and is down 50% compared to this time last year, keeping overall availability limited.

New listings are entering the market. February saw 70 new single-family listings, with a median list price of $518,900. While new inventory helps, it’s still not enough to dramatically shift supply levels.

Homes are selling quickly. The median days on market is just 19 days, which is 51% faster than last month. Well-prepared homes that are priced correctly are continuing to attract strong attention from buyers.

Why It Matters

For buyers: Limited supply means competition can still happen, especially for homes that are well priced and move-in ready. Being prepared with financing and ready to make decisions quickly can make all the difference.

For sellers: Low inventory often works in your favor, but pricing strategy still matters. While homes are selling quickly, the median sold price dipped about 4% month-over-month, which tells us buyers are still watching value closely.

What This Means Moving Forward

  1. Evaluate listings quickly
With homes averaging 19 days on market, buyers need to stay engaged and ready to move when the right property appears.

  2. Price strategically if you’re selling
Today’s buyers are informed. Pricing your home in alignment with current trends can help attract strong interest early and avoid sitting on the market.

  3. Coordinate closings carefully
Pending homes are averaging about 17 days to go under contract, so timing becomes important, especially if you’re buying and selling at the same time.

The Lifestyle Factor

One of the reasons Post Falls continues to attract buyers is the lifestyle it offers. With places like Q’emiln Park and the Spokane River, residents enjoy quick access to trails, water recreation, and scenic outdoor spaces while still being close to Coeur d’Alene and Spokane.

For many buyers relocating to North Idaho, Post Falls offers that balance of community, outdoor living, and convenience.

Thinking About Buying or Selling?

Whether you’re planning to purchase your next home or considering putting your current property on the market, understanding the numbers and how they apply to your specific situation can make a big difference.
